Factors influencing the valuation process

For valuation of a home when you are using comparable properties you have to find the features that are similar in other comparable properties. You should analyze these features. After recording the data you will have to select the appropriate comparable data. The next step is to make adjustments in the data. Some of the parameters that are important to consider while determining a home value are neighborhood area, total square feet of living space, number of rooms, bedrooms, baths, selling time (preferably within 4 to 6 months, sales price within the general market price of your home, quality of construction, property site and view, swimming pool, fire place(s), remodeled kitchen, kitchen equipment, etc.

The Federal National Mortgage Association (FNMA) puts it this way: The subject property (Your home) is the standard against which the comparable sales are evaluated and adjusted. Thus, if an item in the comparable property is superior to that in the subject property, a minus (-) adjustment is required to make that item equal to that in the subject property. Conversely, if an item in the comparable property is inferior to that in the subject property, a plus (+) adjustment is required to make that item equal to that in the subject property. In other words, if a comparable sale property has a major improvement that your property does not have, make a minus adjustment to find the subject home value.

A home value analysis will give an estimate of the current market value, highest and lowest reasonable price range, neighborhood property value average, comparable sales data and details of property like living area, number of bedrooms, baths, stories, tax assessment and previous sale data.

An appraisal is a process of a home value done by a state licensed appraiser. This type of home valuation will consider a variety of factors like the location of the home, the age and condition and prior sales. The size and features of a home will also significantly determine what home value. A home value analysis, also know as a competitive market analysis or complete market analysis is a report generally completed by a professional real estate agent. This type of study not only factors in prior sales information but current market conditions as well. Many times the home value analysis will be a more accurate source of information because market conditions can change very rapidly. By using the home value analysis approach to value your home you can accurately determine the value of your home based upon the most current market conditions.

Taxes laws, government rules and regulations and the type of housing sector will also influence sales prices in various market segments such as luxury value homes. Home values can also be influenced by the type of construction be it block, frame or other substance.
